ENVIRONMENTAL SITE ASSESSMENT

An Environmental Site Assessment (ESA) is prepared for real estate transactions that identifies potential or existing environmental contamination liabilities.

No sampling of soil, air, groundwater, building materials is typically conducted during a Phase I ESA, which is generally considered the first step in the process of environmental due diligence. If a site is considered contaminated, a Phase II environmental site assessment may be conducted, a more detailed investigation involving sampling and identifying contaminants.

Phase I Environmental Site Assessment

The Phase I ESA involves a review of records, a site inspecton, and interviews with owners, occupants, neighbors and local government officials.

Phase II Environmental Site Assessment

Phase II involves soil, groundwater sampling of potential containmants to verify the findings in Phase I.

Phase III Site Remediation

This phase includes both planning and implementing a site remediation. It also involves frequent contact with regulatory bodies and site progress.
